Alaska License Requirements for Salespersons, and Brokers/ Associate Brokers
In accordance with AS 08.88.171, a person desiring to acquire any type of real estate license in Alaska must:
- Pass the appropriate exam
- Not be under indictment for forgery, theft, extortion, conspiracy to defraud, or any other felony implying character untrustworthiness.
- Apply for licensure within six months after passing the exam.
- Pay the appropriate fees [12 AAC 64.073 and 12 AAC 02.360]
- Meet the appropriate education requirements.
- Applicant is not required to be a resident of Alaska
- If applicant does not have a social security number they have to fill out a Request for Exemption from Social Security Number Requirement, http://www.dced.state.ak.us/OCC/pub/adm4372.pdf, to determine their eligibility.
Additional Requirements for Salesperson License
An applicant wishing to become a licensed salesperson must:
- Be at least 19 years of age and work for a licensed broker.
- Complete 20 hours approved pre-licensing education.
- As of February 1st 2008 the pre-licensing requirement will be 40 hours of approved education
- If ever convicted of any of the specified felony charges, the complete sentence must have been served. [AS 08.88.171(c)].
Post-Licensing Education
· All new licensees are required to complete 20 hours of post-licensing education pursuant to 12AAC 64.064. This education is in addition to the 20 hours of continuing education that you will be required to complete prior to license renewal.
- As of February 1st 2008 the post-licensing requirement will be 40 hours of approved education
· All post-licensing education must be completed within one-year of initial licensure. Licensees are required to submit form number 08-4326 “Affidavit of Post-Licensing Education with the Alaska Real Estate Commission” to the Commission along with proof of completion of post-licensing education.
Continuing Education Requirements
• All Real Estate Licenses expire on January 31 of even-numbered years regardless of when first issued, except new licenses issued within 90 days of the expiration date will be issued to the next biennium.
• Before a license can be renewed, real estate licensees must complete the following for maintaining continuing competency
o 8 hours of approved core curriculum
o 12 hours of approved elective courses
